Guest Policies

• Deposits & Payment Schedule:

  • 50% deposit required at booking

  • Remaining 50% charged 7 days before arrival

• Cancellation Policy:

  • 14+ days: Deposit refunded minus $25 fee

  • 8–14 days: Deposit forfeited

  • 0–7 days: Nonrefundable; full balance charged

  • No refunds for no-shows or early departures

• Holiday weekends may require a 2-night minimum

• Check-in: 3:00 PM

• Check-out: 11:00 AM

• Early or late times may be arranged when available

• Late arrivals may proceed directly to their site and check in the next morning

Please keep noise and lights low and contained to your site.

Foothill Flats accommodates self-contained full-hookup RVs only — no tents, car camping, or glamping.

• Rates include up to 4 guests

• Maximum 6 guests per site

• Extra-person fees (over 4 guests):

  • $5/person for daily stays

  • $25/person for weekly stays

  • $50/person for monthly stays

• Speed limit: 5 MPH

• Park only on gravel pads

• Small rugs (24” x 36”) allowed only on gravel

• No generators, clotheslines, outdoor appliances, washing, or repairs

• Keep belongings neat and within your site boundary

• Secure outdoor items and retract awnings during high winds

• No structures, workshops, commercial storage, or business operations

Foothill Flats is best for: working professionals, respectful long-term guests, clean rigs.

• Monthly stays do not create residency or tenancy. 

• Maximum booking length is 31 days per term.

• Monthly stays follow the standard deposit & payment schedule and cancellation policy.

• Monthly rates include up to 4 occupants; extra-person fees apply.

• Monthly stay RVs must be less than 10 years old and in good working condition.

• Maximum 2 pets per site

• Pets must be declared at booking

• Must be leashed at all times

• Never left unattended outdoors

• Immediate cleanup required

• No aggressive behavior or excessive barking

• Must register at the office

• Park only as directed

• Must depart by 9:00 PM

• Guests are responsible for visitor behavior

• Heated water hoses required

• No running water

• Approved skirting only (no hay or combustible materials)

• Propane cylinders limited to 100 lbs per site and must be secured

• Sewer freeze protection may be required

• Awnings and outdoor items must be secured in wind

• Water service may be temporarily shut off during extreme cold

• Park is not liable for freeze damage

Due to Colorado wildfire risk, outdoor fires are permitted in designated areas only.

• No smoking or vaping anywhere on property

• No weapons outside RVs

• No fireworks

• No drones without approval

• No political signs, banners, or flags permitted

• Unsafe behavior may result in immediate removal

Foothill Flats is not responsible for:

• Personal injury.

• Theft.

• Damage caused by weather, wildlife, or natural conditions.

• Damage caused by other guests.

• Freeze damage to RVs, hoses, or fittings.

Guests are responsible for securing their property and maintaining appropriate insurance.

Management reserves the right to:

• Refuse service.

• Approve or deny monthly renewals.

• Assign or reassign sites.

• Remove guests violating park rules.

Removed guests must vacate within 24 hours of termination notice unless otherwise directed for safety.
